L&R Developers Limited

Property Management and Development in Jamaica

Turning land into something people can use, and keeping it that way afterwards. Particularly useful if you own property in Jamaica and live somewhere else.

Dated photo reports

Every visit, sent by email, so you see it as it is.

Agreed spending limits

We never spend above your limit without a call and a quote.

Boots on the ground

Somebody who will actually go and look at your property.

Cancel with notice

A written agreement you can end without penalty.

The service

Two halves of the same job

Development is turning land into something usable. Management is keeping it that way once it is standing. We do both, and doing both changes how we build, because we know we will be the ones maintaining it rather than handing somebody else a problem.

A good part of this work is for Jamaicans living abroad. They own land or a house here and need somebody on the ground who will actually go and look at it, and who will tell them the truth about what they find rather than what is easiest to say on the phone.

What is included

What we take on

Everything below is part of the service. If your project needs something that is not listed, tell us and we will say plainly whether we can do it.

Site assessment

What the land can take, how many lots it will realistically yield, where access comes from and where the water goes.

Layout and drawings

Subdivision layout, road alignment, drainage design and the drawing set for the approval process.

Servicing

Roads, drainage and utility infrastructure so lots can be sold or built on.

Build out

Constructing the houses or units where you want the scheme delivered complete rather than sold as land.

Property management

Scheduled visits, grounds clearing, routine maintenance and emergency call out on completed property.

Reporting

Dated reports with photographs after every visit, sent by email wherever you are.

Why L&R

Why owners abroad use us

Property here does not stand still

Bush takes a vacant lot within a season, gutters block, and a small roof leak becomes a ceiling. Regular attention costs a fraction of the repair it prevents.

You see it, not a description

Photographs with a date on them. It is remarkably difficult to argue with a photograph, which is rather the point.

Your money stays under your control

We agree in advance what we can spend without asking. Above that, you get a call and a quotation before anything happens.

We can do the work as well

When something does need fixing, you are not then hunting for a contractor from another time zone.

How it runs

How it works

Every job follows the same order, so you always know which stage you are in and what happens next.

1

First visit and report

We go and look at the property as it is now, photograph it thoroughly and send you an honest assessment.

2

Scope and agreement

Visit frequency, what is included, and your spending limit, set out in a written agreement you can end with notice.

3

Scheduled visits

We attend on the agreed schedule, do the agreed work, and send a dated report with photographs each time.

4

Anything unexpected

A call and a quotation before we act, unless it is inside the limit you already agreed.

In detail

The detail, by type of property

The technical detail behind the service, for anyone who wants to understand what they are paying for.

Questions

Frequently asked about property management and development in Jamaica

Go and look at it, tell you the truth about the condition, and keep it maintained on a schedule you set. Every visit produces a dated report with photographs sent by email, so you are seeing the property rather than hearing about it.

It depends on the property and the season, but for most empty houses a visit every month or two is sensible, with an extra check before the wet season. Vacant land usually needs clearing on a similar rhythm.

A written spending limit agreed at the start. Below it we can deal with small things immediately so they do not become large things. Above it you get a call and a quotation first, every time.

No, and we would be wary of anyone who said yes. We are engineers and builders. We work alongside your attorney and your commissioned land surveyor rather than pretending to replace them.

It is controlled by the approving authorities and it can take time. We will give you an honest view of the process and the likely stages rather than a date we have no power to hold.

No. It is a written agreement with a defined scope and visit frequency, and you can end it with notice. There is no penalty for doing so.
