Two halves of the same job
Development is turning land into something usable. Management is keeping it that way once it is standing. We do both, and doing both changes how we build, because we know we will be the ones maintaining it rather than handing somebody else a problem.
A good part of this work is for Jamaicans living abroad. They own land or a house here and need somebody on the ground who will actually go and look at it, and who will tell them the truth about what they find rather than what is easiest to say on the phone.

First visit and report
We go and look at the property as it is now, photograph it thoroughly and send you an honest assessment.

Visit frequency, what is included, and your spending limit, set out in a written agreement you can end with notice.

We attend on the agreed schedule, do the agreed work, and send a dated report with photographs each time.

In detail
The detail, by type of property
The technical detail behind the service, for anyone who wants to understand what they are paying for.
Clearing, boundary maintenance and keeping an eye on encroachment. Land that is visibly cared for is far less likely to attract the problems that vacant land attracts, and the cost of keeping it clear is a fraction of the cost of dealing with an occupation dispute later.
Checking the roof, gutters and drainage before the wet season, running the water and looking for leaks, and dealing with the small failures while they are still small. Most of what ruins an empty house in this climate is water that had months to work unobserved.
Condition reporting between tenancies, maintenance between lettings and preparing a property to be handed over in a state you would be happy to receive.
Assessing yield, access and drainage before you commit, then taking the scheme through layout, approval and servicing so the lots are actually sellable rather than theoretically sellable.

Frequently asked about property management and development in Jamaica
I live overseas and own property in Jamaica. What can you actually do?
Go and look at it, tell you the truth about the condition, and keep it maintained on a schedule you set. Every visit produces a dated report with photographs sent by email, so you are seeing the property rather than hearing about it.
How often should an empty property be checked?
It depends on the property and the season, but for most empty houses a visit every month or two is sensible, with an extra check before the wet season. Vacant land usually needs clearing on a similar rhythm.
What stops you spending my money without asking?
A written spending limit agreed at the start. Below it we can deal with small things immediately so they do not become large things. Above it you get a call and a quotation first, every time.
Can you handle the legal side of a subdivision?
No, and we would be wary of anyone who said yes. We are engineers and builders. We work alongside your attorney and your commissioned land surveyor rather than pretending to replace them.
How long does subdivision approval take in Jamaica?
It is controlled by the approving authorities and it can take time. We will give you an honest view of the process and the likely stages rather than a date we have no power to hold.
Am I tied into a long contract?
No. It is a written agreement with a defined scope and visit frequency, and you can end it with notice. There is no penalty for doing so.
